We believe you deserve to know exactly what’s happening with your project at every stage, so there are no surprises, just a clear path from first conversation to final walkthrough.
1.0 Project Initiation
The process begins with a preliminary consultation to understand your project goals. From there, the right architect and designers are brought on to form your project team.
2.0 Design & Pricing
Initial designs are prepared alongside experience-based pricing, so cost context develops alongside the design from the start. This leads into a full Development Permit drawing set, followed by budgetary pricing based directly on those drawings.
3.0 Approvals & Permits
With DP drawings and pricing aligned, we move into DP submittal and city approval. Once approved, Building Permit drawings are created, including all required engineering, truss, and floor joist documentation.
4.0 Scope & Procurement
Equipment and features scope is clarified before any firm pricing is issued. A full takeoff is then completed based on the Building Permit drawing set, confirming the project is aligned with your goals before procurement of long lead items begins and construction start is initiated.
5.0 Construction
BP city approval triggers the start of main floor construction. Throughout the build, monthly budget and schedule reviews keep the project on track, and stage walkthroughs are conducted with all applicable parties, including a final deficiency walkthrough.
6.0 Project Completion
The project concludes with a formal handover, followed by warranty and closeout documentation. Project pictures are taken to capture the completed work.
